Display Energy Certificates (DECs)

Display Energy Certificates (DECs) were created to demonstrate the energy performance of Buildings occupied by public bodies.

Their purpose was to raise awareness of unnecessary consumption and to encourage energy reduction. Like electrical appliance ratings, buildings are given a rating between A-G, with ‘A’ demonstrating high energy efficiency and ‘G’ low efficiency.

Energy Performance Certificates (EPCs)

EPCs tell you how energy efficient a building is and give it a rating from A (efficient) to G (inefficient). The certificate illustrates how costly it will be to heat and light your property, and what its carbon dioxide emissions are likely to be.

Our service includes a recommendation report by Zenergi’s qualified assessors, specifying measures that can be taken to improve the energy rating. A Commercial Energy Performance Certificate is valid for 10 years, or until a newer version is produced.

Energy Savings Opportunity Scheme (ESOS)

Energy Savings Opportunity Scheme (ESOS) is a mandatory energy assessment scheme enforced by the Environment Agency, which requires qualifying organisations to report on their energy usage every four years.

Following ESOS phase two, many organisations were fined for non-compliance. With the third phase almost upon us, Zenergi can help you negotiate the many facets of the scheme, ensuring your organisation is fully complaint in readiness for the 5 December 2023 deadline.

Minimum Energy Efficiency Standard (MEES)

The Minimum Energy Efficiency Standard (MEES) is a government regulation that requires private/ non-domestic landlords to ensure that their properties reach a minimum EPC rating of at least an ‘E’ prior to granting tenancy.

If you let or lease any non-domestic building over 50m² in the private rental sector, then the Minimum Energy Efficiency Standards apply to either you or your landlord/managing agent.

Streamlined Energy and Carbon Reporting (SECR)

SECR was introduced in April 2019 to simplify energy and carbon reporting and encourage qualifying organisations to implement energy efficiency measures that reduce greenhouse gas emissions. This forms a mandatory part of your next Company Report.

The scheme has introduced carbon reporting to more organisations than ever before,  replacing the Carbon Reduction Commitment (CRC), when the Companies (Directors’ Report) and Limited Liability Partnerships (Energy and Carbon Report) Regulations 2018 came into force.

TM44 Air Conditioning Inspection

All air conditioning systems with an effective rated output of more than 12kW must be regularly inspected by an energy assessor. The 12kW output is classed as the total output, therefore several smaller 3-4kW units with a total of 12kW or more would fall under the scope of requiring an inspection.
