Data centres generate huge amounts of heat. But if temperatures rise too high, equipment can fail. That’s why these facilities rely heavily on air conditioning to keep servers running efficiently.

Our client is a NASDAQ-listed global data centre operator with a substantial UK footprint supporting critical digital infrastructure. We were appointed to manage TM44 Air Conditioning Inspections across its UK estate, achieving full compliance while uncovering immediate cost savings of nearly 30%.

What do you need to know

A TM44 Air Conditioning Inspection is a legal requirement for air conditioning systems with an effective rated output of 12kW or more. It will review the efficiency of the system, check for faults and provide advice on how to make it more cost effective to run.

Our client’s air conditioning systems run 24/7, making them one of its largest operational costs. When systems operate at this scale, even small efficiency improvements can have a big impact. But our survey revealed significant savings could be achieved from general maintenance and adjusting time schedules.

What our client thought

We are really pleased with the low-cost recommendations that Zenergi have made on our TM44 reports. These reports are highly valuable and have identified carbon and financial savings that far outweigh the cost of the survey. Zenergi have the knowledge and expertise to identify savings with complex systems, we recommend their services."

Energy and Efficiency Manager

Global data centre operator

Why it matters

Energy costs are a major operational expense for data centres. At one site alone, the client’s annual running costs for air conditioning were estimated at more than £1.4 million. Inefficient cooling systems drive up costs, increase carbon emissions and put resilience at risk.

TM44 inspections are a legal requirement, but they can also be a powerful tool for identifying savings and ongoing performance improvements.

What we think

Our focus is always on turning technical findings into clear actions that clients can prioritise and deliver. While the TM44 report is standard and set by the government, we believe in going a lot further by providing our clients with a supplementary energy report. It details the savings available for each of the recommendations in the report, making it easy to understand how much money can be saved, and what investment is required.”

What difference it made

Our inspections uncovered clear, actionable opportunities to reduce energy use, costs and carbon. We identified both low and no-cost actions with immediate impact, as well as longer-term investment opportunities for even bigger returns.

  • Cleaning chillers clogged with dirt could save £40,000 per year, equating to around 20% of total running costs
  • Adjusting chiller schedules to match demand could save £21,000 per year, around 10% of total running costs
  • Upgrading all chillers at a smaller site offered a saving of £337,000 per year, equivalent to 27% of total running costs

This project shows how compliance can deliver far more than a tick in the box. By taking a close look at air conditioning performance, our client understood where energy was being wasted and how to fix it. The result? Immediate savings, stronger operational efficiency and a lower carbon footprint.
